Locate Mortgages advise & recommend the most suitable mortgage to suit your needs. In order to do this we will ask you to fully complete an Initial Enquiry Form to establish your situation and requirements and email it to us. This will enable us to make contact with you and also supply you with a 'Key Facts about our Services' document detailing the terms on which we will do business with you including any charges relevant to you.


The document sets out the Key Facts about our service. This shows our typical terms and conditions; however, we will discuss your preferences such as how we are paid when you ask for our advice.Provided that you are happy to go ahead we will ensure that we have all the information we need to research the market place and supply you with mortgage advice.


We use a data base containing thousands of mortgage deals, which is updated daily to ensure that we quote the best deal at that particular time. It is very important that you provide us with the correct information on your enquiry form as false or incomplete details will result in the wrong advice being given.


Once you have agreed on a particular deal we will take you through the process step by step from completing the application to moving in or completing the switch to a new provider. We will give you a weekly update as to the progress of your application either by phone or email whichever is most convenient to you. This could save you hours of frustration trying to get through to the mortgage provider or the solicitor for an update. We will also advise you when you need to do anything from providing information to supplying quotations for work listed on a survey.


At Locate Mortgages we don't just recognise the importance of choosing the right mortgage but also the peace of mind of knowing that it is protected should anything go wrong. We will ask you to consider the effects that redundancy, long term sickness, diagnosis of a critical illness or your death will have on your ability to repay your mortgage and bills. We will also ask you about any cover you already have or any benefits through your employer so that we can advise you on any areas where you are vulnerable. We are able to compare protection contracts and cost of cover from a number of insurance companies in order to find the most suitable policy for you.


A mortgage is a long term commitment. We have a duty to advise you on matters that may cause you financial hardship and could even cost you your home. It is then up to you which areas you feel you need to cover.


We can also help with finding competitive building and contents insurance for your home ensuring that you have the right cover in place at the time you need it.


Once you have moved into your new house or switched your mortgage over our service doesn't finish, we contact you to review your arrangements and most important, we will advise you when your present mortgage deal is coming to an end and help you switch to another one.


Your home may be repossessed if you do not keep up repayments on your mortgage.


For mortgage advice you can choose how we are paid, pay a fee of usually £500, or we can accept commission from the lender.
